Oldfields Country Homes began development in 1983 as a custom-built planned urban development. Thirty-four homes make up the community in seventeen buildings (thirteen on the perimeter and four in the middle). Custom home builder Dan Murphy was the developer and allowed considerable flexibility for buyers in modifying interior spaces to meet their individual needs and lifestyles.
Considerable expense was incurred just to prepare the land for building. First, it had to be totally regraded so that all drainage was toward the river and away from adjacent properties to the west. Sewers had to be brought in all the way from West 38th Street. And a storm sewer had to be installed to carry surface water all the way down to the White River. The latter involved tunneling under Cold Springs Road and down to the river to divert rainwater. As building took place over the following years, extensive landscaping was planted including many trees which give the community its character today.
Oldfields is a Planned Unit Development (PUD) which means that not only do homeowners own the building in which they reside, but also a parcel of land surrounding it. The only common areas in the community are the entrance, the street and the fence surrounding it. However, all exteriors and common areas are fully maintained by the homeowners’ association through a professional property management company.
Homeowners enjoy an abundance of wildlife due to their proximity to the White River. It is a friendly, caring community where neighbors look out for each other and respond when help is needed.
There is easy access to downtown Indy, IU/PUI campus, the Medical Center, Indianapolis International Airport and virtually the entire north side due to the proximity to I-65.
